Queenwood Property – Website Terms and Conditions

Welcome to Queenwood Property. These Terms and Conditions govern your use of our website and outline the basis on which we provide our estate agency services. By using our website or engaging with us, you agree to these Terms and Conditions.

1. About Us

Queenwood Property is the trading name of QW Property Partners Ltd (Company No. 16749742), registered at 71–75 Shelton Street, Covent Garden, London WC2H 9JQ. References in these Terms to “we”, “us”, or “our” refer to Queenwood Property.

2. Basis of Service

Queenwood Property acts as an estate agent providing property sales and marketing services. Our model focuses on discreet, off-market introductions to qualified buyers.

Properties marketed by Queenwood Property are not advertised publicly on property portals or social media platforms. Instead, we share property details confidentially with suitable buyers, subject to the property owner’s consent.

All agency instructions operate on a “no sale, no fee” basis, no commission is payable unless contracts are exchanged for the sale of a property introduced by Queenwood Property.

3. Agency Basis

Our service operates on a non-sole agency basis, meaning clients may instruct other agents. However, we ask that properties remain off-market while we are conducting private introductions.

Our commission remains payable if we introduce a buyer who subsequently exchanges contracts for the purchase of the property, regardless of whether another agent is involved.

A viewing conducted by a prospective buyer is deemed to constitute an introduction.

4. Commission and Fees

Our standard fee is 1% (plus VAT) of the agreed sale price. Fees become due upon exchange of contracts and are typically settled from completion funds via the client’s solicitor.

5. Marketing and Viewings

Properties handled by Queenwood Property are marketed privately.


We do not use for-sale boards or public listings. Instead:

  • Property information is made available via a secure online access code for selected buyers.

  • All viewings are accompanied by a Queenwood Property representative.

  • Feedback is provided within 48 hours where possible.

Clients are expected to ensure that their property is presented in a saleable condition and that reasonable access is provided for photography and viewings.

6. Offers and Sale Progression

All offers received will be promptly communicated to the seller. We take reasonable steps to verify the financial position and identity of prospective buyers, though we cannot be responsible for the accuracy of third-party information.

Once an offer is accepted, we liaise with solicitors and relevant parties to assist the transaction through to completion. The legal and conveyancing process remains the responsibility of the appointed solicitors.

7. Dual Fees and Fee Liability

If you are or have been instructed with another agent, you may be liable for dual fees if both agents introduce the same buyer. Our commission is due if a buyer introduced by Queenwood Property proceeds to purchase the property within six months of withdrawal from our instruction, or within two years if the transaction occurs privately.

8. Termination of Instruction

While there is no minimum term, clients must provide written notice if they wish to withdraw their property from sale. We will confirm the withdrawal in writing.

Similarly, we may withdraw from marketing a property by giving written notice to the client.

9. Money Laundering Compliance

In accordance with legal requirements, we must verify the identity of all clients and confirm proof of property ownership before commencing marketing activity. Clients must provide all requested identification documentation when asked.

10. Data Protection

We are committed to protecting your personal data.

Your information will be used solely for the purposes of marketing and selling your property unless you consent otherwise.

11. Complaints Procedure

Queenwood Property is a member of The Property Ombudsman. Complaints should first be made in writing to info@queenwoodproperty.co.uk.

If the matter cannot be resolved internally, you may refer it to the relevant redress scheme.

12. Governing Law

These Terms and Conditions are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the English courts.
