Kingswood, Surrey, is a village located in the borough of Reigate and Banstead, England. It lies on the North Downs, with elevations ranging from about 200 metres above ordnance datum in the south to 170 metres in parts of Upper Kingswood. Between Upper and Lower Kingswood, the land dips into gentle valleys, creating a distinctive and varied landscape. According to the 2011 Census, the population of the “Kingswood with Burgh Heath” ward was approximately 6,891.

The area is renowned for its prestigious private estate, surrounded by three exceptional golf courses, Surrey Downs, Kingswood, and Walton Heath. Residents also enjoy a private tennis club and access to a bluebell wood, offering a leafy 15-minute rural walk to the popular Ramblers Rest pub.

Kingswood’s history stretches back to the time of the Domesday Book. Over the centuries, it has been associated with notable landowners such as Thomas St Leger Alcock, Henry Orme Bonsor (MP), and Joseph Rank, founder of the Rank milling empire. In recent years, the Kingswood Heritage organisation, established in 2020, has taken responsibility for maintaining roads, verges, covenants, and the landscape character across much of the estate.

Housing in Kingswood primarily consists of substantial family homes, many set within large, mature gardens that enhance the area’s sense of privacy and greenery. The low-density layout shaped by valleys, woods, and ridges contributes to a peaceful and spacious environment. Exclusive gated developments, such as Kingswood Warren Park, include a restored Victorian Gothic mansion known as “The Mansion,” which dates back to 1837 and serves as the centrepiece of the estate.

In terms of transport, Kingswood is well connected. It has its own railway station on the Tattenham Corner Line, offering journey times of around 42 minutes to London Bridge and 23 minutes to East Croydon. The A217 runs nearby, providing links to neighbouring towns, while Junction 8 of the M25 motorway is only a few minutes away by car, giving easy access to both Gatwick and Heathrow Airports.

The village centre, known as Kingswood Village, features local shops, cafés, a gastro-pub (The Kingswood Arms), a bakery, and a post office. The surrounding countryside offers rolling hills, private lanes, and abundant opportunities for walking, horse riding, and outdoor recreation.

Kingswood also benefits from a range of educational options, including both state and independent schools. Kingswood Primary School serves local families, while Aberdour Preparatory and Chinthurst Preparatory schools are nearby independent options. Within a short drive are several prestigious secondary schools, such as Epsom College, St John’s, Reigate Grammar, and City of London Freemen’s School.
