Givons Grove, Leatherhead
A cyclist’s haven next to Beaverbrook and Box Hill with spectacular Surrey Hills views.
Givons Grove is a private residential estate located in the south of Leatherhead, within the Mole Valley district of Surrey. It sits adjacent to the Beaverbrook Golf and Country Club and lies at the foot of the scenic Box Hill. The land that now forms Givons Grove was once part of the historic Thorncroft Manor estate and for many centuries served as agricultural land, consisting mainly of pasture, orchards, and woodland.
Historically referred to as “Gibbons Farm,” the name gradually evolved into “Givons” over time. In 1927, the estate was sold to a building syndicate, and throughout the late 1920s and 1930s, the first houses began to appear on the land.
Covering around 138 acres, Givons Grove today comprises approximately 117 properties and about two and a half miles of private roads. The estate occupies elevated ground, sitting at an average height of about 54.6 metres above sea level, with areas ranging between roughly 41.8 and 64.1 metres. This elevation affords many of the properties exceptional rural views. The roads and verges throughout the estate are privately maintained by Givons Grove Estate Ltd., which is collectively managed by the residents.
The estate benefits from its proximity to Green Belt land, woodlands, and open countryside, giving it a leafy, semi-rural character despite its convenient access to Leatherhead’s town amenities. The postcode KT22 8LY, which encompasses Givons Grove, is considered an affluent area. Housing within the estate primarily consists of large detached homes set on generous plots.
Although Leatherhead and Dorking town centres are just a short drive away, there is no railway station within easy walking distance. However, the M25 motorway can be reached in about five minutes by car, providing excellent connections around Greater London and to major airports.
The location also offers access to a wide range of highly regarded schools, both state and independent, with St John’s and Downsend schools situated nearby. The overall setting of Givons Grove is very green and tranquil, with mature trees, woodland, and countryside views contributing to its prestigious and secluded atmosphere. The surrounding areas of Box Hill, Headley Heath, and Denbies Winery further enhance its rural charm. Residents are typically drawn to Givons Grove for its privacy, space, and the high specification of its homes, whether modern renovations or period properties. Property prices in the estate generally range from around £1.2 million to £2.5 million.
