Hottest 5 Surrey Locations London buyers are choosing in 2026

Moving to Surrey from SW London postcodes is not a new phenomenon as many Surrey homeowners have taken that same journey down the A3 from Fulham, Putney or Earlsfield or down the A217 from Wimbledon, Clapham and Battersea many years ago. But we are experiencing more homeowners seeing London no longer fitting their life stage and are curious about exploring a move to Surrey.

This is the top 5 list of hottest Surrey locations, based on London buyer enquiries in 2026.

 

1) Cobham

This will come as no surprise to many as Cobham has continued its rise in popularity and ridden the wave of an uncertain property market with demand for properties continuing to rise.

So, what makes Cobham so appealing?

Cobham High Street is arguably one of the most well balanced and vibrant village high streets in Surrey. The high street boasts the standard staple diet of any centre with Waitrose, Gales and The Ivy but it is the local gems which now brings in the locals; Juice Smith is an organic, health-café by the Smith-Bernal family focused on wellbeing and natural products (with some of the most amazing pressed juices and healthy breakfasts on the planet!!), The Fruit Machine is an upmarket greengrocers stocking the freshest and most exotic fruits with the sweetest cherries and juiciest strawberries (even out of season!!) and a must ‘go-to’ for the Cobham elite and Coppa opposite Waitrose has an all-seasons roof terrace to enjoy a garden breakfast or bottomless brunch without breaking the bank.

There are plenty of amazing venues for palates classes in the high street and some great boutique clothes shops!

The River Mole meanders its way through the bottom of Cobham high street perfect for feeding the ducks or for the little ones to have a paddle.

But, for me Cobham is all about the walks, cycle trails and the pubs!!! The Cricketers is a favourite with the locals as you can walk or cycle from The Tilt across rivers, through meadows and over commons to this historic pub and sit on the grass while the kids kick a ball or play on the swings. The Bear overlooks the river at the bottom of the high street, The Running Mare is a great local and often with a band and the Old Plough and the Plough Inn serve incredible gastro pub food. For something a bit special, The Black Swan at Ockham with their huge outdoor area and extensive wine list is another great option.

The Cobham schools are also a huge draw for Londoners seeking the best education money can buy. Parkside, Daneshill, Notre Dame, Reeds, Claremont Fan Court and the American International school are all within 10 minutes’ drive of Cobham centre.

For transport, The A3 and M25 are 10 minutes away and Cobham & Stoke D’Abernon station offers the best train service into town with regular services into Waterloo in 38 minutes.

Properties in Cobham range from a period houses in the village for £600k to Oxshott Way, Fairmile and Eaton Park mansion houses over £4m.

Cobham migration is most prevalent from Clapham SW4, Putney SW15 and Earlsfield SW18

2) Kingswood

Arguably, one of the most under-rated private estates in Surrey, Kingswood is very much a secret gift which is slowly being unwrapped.

Kingswood centres around the Kingswood Warren Private estate with its 19th Century manor house still stands proud to this day. A number of beautiful Edwardian mansions were built in the grounds once owned by the estate and over time, 1920s and 1930s homes together with some incredible luxury new builds have complemented the private roads.

We have seen a surge in enquiries as migrating London buyers are seeing better value in exploring slightly further east compared to its wealthier more recognised Cobham, Oxshott and Esher neighbours where property prices can be as much as £1m lower for a comparable property in a comparable road.

So, what is Kingswood’s appeal?

Wrapped by three incredible golf courses (Walton Heath, Surrey Downs and Kingswood), a private tennis club and the RAC and Beaverbrook Country clubs a short drive away, it is no surprise that a few big-name celebrities (and half the London club Premiership footballers!) are choosing Kingswood as their preferred area of choice.

The schools locally are excellent with Chinthurst and Aberdour the favoured prep schools for the little ones and City of London Freemens, Epsom College, Reigate Grammar and St Johns all competitive top rated offerings within 20 minutes drive.

One of the main appeals of Kingswood is its station which offers half-hourly service into London Bridge and Victoria in less than 50 minutes and all Kingswood homes are within short walking distance.

The Kingswood Arms Pub in the village has won many awards including ‘most Christmas lights’ and every Kingswood resident will see someone they know as they pop in on a Sunday afternoon. The Bluebell Woods in Kingswood and cycle trail to the Ramblers Rest (a spectacular country pub) are just a couple of country surprises Kingswood has to offer with Headley Heath on your doorstep.

Banstead and Reigate centres are both within a couple of miles and the M25 (junction 8) an 8 minute drive.

Properties in Kingswood are predominantly family detached houses and these start around £1.2m and rise to over £4m with a 5000 square foot 5 bed family home with half an acre of garden in a prime Kingswood Road priced at around £2.5m.

Kingswood has the highest level of migration from SW19, SW11 and SW6.

3) Givons Grove, Leatherhead KT22

If you don’t know where Kingswood is, you have no hope of finding Givons Grove.

This little jewel is a cracker! Givons Grove is an exclusive private estate adjacent to the exclusive Beaverbrook Golf and Country Club and just minutes from Denbies winery, Boxhill and Headley Heath.

There are three private entrances to this estate and just 350 properties. Most are detached homes on generous plots with elevated views of the Surrey Hills.

The properties range in age from 1930s to 1950s with some new builds but most have been remodelled and every property on the estate is different.

The M25 (junction 9) is just 10 minutes’ drive away and the closest station is Leatherhead (45 minutes into Waterloo) or Dorking in 55 minutes.

Dorking is an amazing high street and just 10 minutes’ drive away and the local schools of Downsend, Boxhill RGS, St Johns and Freemens are all close by.

Buyers are drawn to Givons Grove mainly due to them knowing someone living there or having grown up in the area. It is a cyclists or walkers haven, and prices are incredibly reasonable (but on the rise!!)

Four/Five-bedroom detached homes range from £1.2m to £2.25m which is some £1.5m cheaper than its KT22 Crown Estate Big brother.

4) Crown Estate, Oxshott KT22

The Crown Estate in Oxshott, aptly named after King Henry viii former Hunting Grounds has continued to be one of the most coveted private addresses in the country and cemented it’s status as the most favoured area for London buyers to buy in Surrey with a £4m+ budget.

The Crown estate is split into two areas separated by the Railway where Oxshott station provides frequent services to Waterloo in just 35 minutes.

One side of the Crown Estate runs off Oxshott village high street which is undergoing a lavish and exciting refurbishment plan in 2026 and the other side is opposite the station and Oxshott Sands (an incredible sandstone pine forest full of dells and hills)

Oxshott is just minutes from the A3 and less than 10 minutes from the M25 but crucially is just 20 minute drive from London (Putney Hill)

The Crown Estate has very few of the original houses in their original plots as most properties are large mansions now on acre plots with 6000-10,000 square foot at £4-6m upwards. Some properties on the estate sell for over £10m and the list of famous people who have set up home on the Crown estate is a long one. Chelsea Footballers are also popular residents as their training ground is just a few minutes’ drive away.

Schools in Oxshott are outstanding. Daneshill, Reeds and Parkside are all on the doorstep with Claremont Fan Court and St Johns a short drive.

The Oxshott Village Sports Ground offers great tennis, padel and squash facilities and the Victora and Bear pubs in the village are two of the most welcoming gastro pubs in Surrey.

In 2026, we have seen a surge in high net worth clients migrating from Clapham, Chelsea and Dulwich seeking properties on the Crown Estate.

Sellers on the Crown estate lean towards a more discreet marketing approach.

5) East Horsley KT14

The Raleigh catchment area of East Horsley (and West Horsley) has become one of the prime focus areas of London to Surrey migration for buyers with a £1.5m budget.

This leafy suburb between Leatherhead and Guildford offers some decent village shop parades and some excellent state school options with St Theresas, Manor House and Cranmore all impressive independent school options.

Commuting into town is not the best with many deciding to drive to Effingham junction (1.7 miles away) or Leatherhead where they can pick up a direct service instead of Horseley stations.

Guildford is a 15 minute drive and local golf courses are Effingham, The Drift and Clandon Regis, all top rated.

Bookham and Fetcham are other excellent alternatives to Horseley with many 4 bed family homes on generous plots being snapped up as soon as they hit the portals.

Prices in East Horsley are on the rise.
