The Manor of Ashtead, including the historic Ashtead Park, has deep roots in English history, with records tracing back to 1563 when Queen Elizabeth I granted the manor to Henry Fitzalan, the 12th Earl of Arundel. According to the Ashtead Character Appraisal (2010), The Warren is noted for its discreet building forms, mature landscaping, and low traffic levels, creating an environment where the natural setting dominates and architecture blends sensitively into the landscape.

Ashtead Park lies just on the edge of Ashtead village, which offers a wide range of local amenities including independent shops such as bakers, butchers, and fishmongers as well as cafes and restaurants. Ashtead station, offering a direct service into London Waterloo in around 40 minutes, is approximately a 20-minute walk away. The area also benefits from proximity to beautiful green spaces like Epsom Downs and Ashtead Common, with their duck ponds and walking trails, adding further to the lifestyle appeal of this distinguished Surrey location.
